Expatriates in Thailand moving to Isaan and who buy land and house in towns like Roi-Et, Nakhon Ratchasima (Korat), Buriram, Surin, Khon Kaen or Udon Thani do so because they are married to a Thai national or have another form of cohabitation with a Thai national. For these foreigners it is common practice to purchase property on the name of their Thai partner and subsequently register a lease, superficies or usufruct in their name to protect their interest and investment. A common structure is a loan agreement and a right of usufruct or registered long term lease, whereby payment of interest on the loan is set off against the payment of rent, or in case of a marriage with a Thai national a right of usufruct without consideration.

Thai condominium apartments and foreign ownership
In the nineties foreigners could own 40% of the aggregate unit space in a condominium registered under the Condominium Act (i.e. in case of 100 equal units 40 could be owned freehold by foreigners).
